For us, Property and Facilities Management means developing, delivering and monitoring the real estate project from its final occupation to the long term maintenance of the project and its facilities. Aparna Property Management Services Pvt Ltd (APMS), an ISO 9001:2008 certified company was set up in 2005, to look after the maintenance services with a total manpower of 653 who along with our third party vendors/contractors work to uphold, protect and safeguard the interests of the occupants and the infrastructure constructed by our group. Depending on the size of the project appropriate manpower requirement is calculated and allocated. In the case of ‘Aparna Sarovar Grande’ which comprises of 9 towers (8 Regular + 1 Premium) with 720 Luxury Lifestyle Apartments, a designer landscape and 3-Level Club House we have deployed a team of 150 highly trained and experienced manpower well ahead of the project completion. The scope of work carried out by our maintenance team includes security, housekeeping, landscaping, maintenance, operation of elevators, generators, water softening plant, sewage treatment plant, water recycling system, piped gas system, solar fencing and maintenance of the Club House. APMS has also entered into agreements with reputed third party contractors for Preventive Maintenance to provide scheduled preventive maintenance services. APMS introduced a robust backend IT infrastructure that links up the third party contractors. This provides seamless exchange between the APMS and the third party contractors regarding the maintenance schedules. At the other end we have the ‘apnacomplex.com’ that enables customers to post their problems and suggestions that we can resolve on a real time basis. This combination of scheduled and unscheduled maintenance strategies as well as tracking through a robust monitoring process ensures effective property management.
